Rent & Returns
Prorated rent calculator
Partial-month rent by the three accepted day-count methods.
12 tools, 3 guides
Proration, increases, ledgers and receipts on one side; cap rate, cash flow, depreciation and the sell-or-hold call on the other.
Two kinds of number live here. The first is the rent itself: prorating a partial month, pricing an increase, and keeping the ledger and receipts that prove what was paid. The second is what the building earns once vacancy, turnover, reserves and depreciation are counted honestly.
The calculators share one worked example unit where they can, so a figure from one tool can be carried into the next — cash flow into cap rate, vacancy into cash flow, depreciation into the tax guide. Where a page states a rent-increase rule, it names the statute it read and the date it read it.
