RentRedi's annual price is the whole argument
$12 a month billed annually is $144 a year — less than TurboTenant's $149 Essentials tier, with no unit band and no tenant-side ACH charge. The monthly option at $29.95 is more than twice that, which tells you exactly which one the vendor wants you on.
Annual pricing is a commitment, not a discount
Price the annual figure against the number of doors you will still own in twelve months. On one unit, $144 a year against a $1,850 rent is about 0.6% of gross — visible but small; on a unit you may sell in spring it is money spent on software you will not use.
The tenant-side difference
TurboTenant's free tier moves the cost to the tenant: $2 per bank transfer and a $55 screening fee. RentRedi's model puts the cost on you and leaves the tenant's payment clean. If your market is competitive, a rent payment with no fee attached is a small but real letting advantage.
If you do stay on a fee-bearing plan, disclose the fee in the listing and in the lease. A charge the tenant discovers on their first payment is the charge they complain about for a year.

Decide who bears the payment fee before you compare features. Price the annual commitment against your likely door count. Confirm which of your states' leases are supported. Run one full cycle before migrating. Export a copy of every document you upload, monthly, regardless of vendor.
Software choice does not change your legal duties: the adverse action notice in the tenant screening guide and the deposit clocks in return deadlines are yours whichever tab you use.
