Lease extension agreement template
The tenant is staying. You do not need a new lease for that: a one-page extension moves the end date, states the rent, carries the deposit over and leaves every other clause exactly where it was.

LEASE EXTENSION AGREEMENT
18 October 2026
This agreement extends the residential lease signed 1 June 2026 (the "Lease") between M. Reyes ("Landlord") and Dana Whitfield and Sam Ortiz ("Tenant") for 1412 Ashgrove Ave, Unit 2.
1. Extension. The Lease term, now ending 31 May 2027, is extended to end on 31 May 2028.
2. Rent. From 1 June 2027, monthly rent is $1,850, due on the same day and in the same way as under the Lease. Until then it stays $1,800.
3. Security deposit. The $1,800 deposit already held continues to secure the Lease as extended. No new deposit is required.
4. Tenant takes over lawn care, previously provided by Landlord, from 1 June 2027.
5. Everything else unchanged. Every other term of the Lease, including any addenda, continues in full force for the extended term. If this agreement and the Lease conflict, this agreement controls.
6. Signatures. This agreement takes effect only when signed by Landlord and by every Tenant named above, and must be returned by 1 March 2027. If it is not signed by then, the Lease ends on 31 May 2027 as written, or continues as the Lease and your state's law provide.

Lease extension or lease agreement renewal?
Landlords use the words loosely, but the paperwork differs. An extension amends the lease you already have. A renewal, done properly, is a fresh lease for a fresh term, signed on today's form with today's clauses. Which one you want depends on whether the old lease is still the lease you would write now.
| Route | Paperwork | Use it when |
|---|---|---|
| Extension | One-page agreement (this sheet) | The lease is sound; only the date and rent move |
| Renewal / new lease | A complete new lease | You want new clauses, a new form or new occupants |
| Let it roll | None | You accept whatever the lease and state law make of the holdover |
The timetable for the conversation itself, and the letter that opens it, are in the lease renewal guide. If the lease you are holding is the problem, start from how to write a lease agreement instead.
What each clause in the sheet is doing
- 01Identifies the lease by date and parties, so the extension cannot attach to anything else.
- 02Moves the end date and nothing else about the term.
- 03States the rent with a start date. Work the figure first in the rent increase calculator.
- 04Carries the deposit over, so nobody argues later about which lease it secured.
- 05Keeps everything else, including addenda such as a pet addendum, and says this sheet wins on any conflict.
- 06Sets a sign-by date and says what happens if it passes unsigned.
Raising the rent at the same time
A tenant who signs an extension at a higher rent has agreed to that rent. Even so, some states and cities regulate increases with notice periods or caps, and you should not assume a signature sets them aside. Send the increase as its own dated notice with the rent increase letter template, and read rent increase laws before you pick the number.
Check your state's statute, and your city's ordinances, for rent caps and notice periods before the extension goes out. If a cap applies, price the extension within it rather than relying on the tenant's signature.
Getting it signed
Every adult on the original lease signs, and so do you. E-signature platforms work: federal law says a contract in interstate commerce may not be denied legal effect solely because an electronic signature was used to form it (15 U.S.C. § 7001, checked 2026-10-18). File the signed copy with the lease, then update the end date in your rent ledger.
If the answer is no
A tenant who will not sign is telling you the tenancy is ending. Price the vacancy in the turnover cost calculator, then confirm the end in writing with the lease termination letter.
